RENOVATION, RESTORATION, REFURBISHMENT & REMODELLING | DIY GUIDE (90 second read)

To the more DIY-minded person, it might not seem like there is a difference between a refurbishment, restoration, renovation and a remodelling job. However, there are key differences between them, and these important distinguishments can mean the difference between a two-day indoor job to a six-month disruption to your home life.

WHAT IS A REMODELLING?

The process of remodelling refers to a considerable change to how the space looks and functions. It is a physical alteration of the area, and can include larger scale projects that would take much longer to complete than a simple refurbishment. Especially in spaces that include plumbing or wiring, where the alteration of the space would need to include more foundational changes, such as placing a bathroom sink in a different area of the room or installing a new light fitting.

PROS:

  • When approached cleverly, it can significantly increase the value of your property.
    If you love your neighbourhood, there’s no need to move to a space that better suits your needs. Just create the space you want where you already live.

CONS:

  • Remodelling projects can be lengthy, depending on what’s being done.
    More often than not, there are major disruptions to your home life for an extended period of time.
    Moving or replacing plumbing and electrical lines tends to be costly.
  • Structural changes to the building will need local government permissions and permits.

WHAT IS A RESTORATION?

A restoration job refers to the process of repair and refurbishment that goes into transforming a space back to its former original state. The process usually involves having to source similar materials used in the original construction of the building and using the same techniques to work the materials. This can include anything from using significantly sourced framing and fittings, or using finishes that represent the original style of the space. Restoration will almost always involve a professional craftsperson. In South Africa any alteration or restoration of historical buildings are governed by the National Building Regulations and the Building Standards – so ensure that both you and your contractor are familiar with the regulations and limitations. Specific building restrictions may vary from province to province and local permissions will need to be adhered to as well.

PROS:

  • Aesthetics and authenticity are the most rewarding aspects of a successful restoration.
    Restoration does not preclude the opportunity to make your home more energy efficient by adding modern water and electricity saving fittings.

CONS:

  • The procurement of resources is hindered by the scope of the project (i.e. your doors and windows might be in outdated or unorthodox sizes, the need for less commonly used and now scarce materials, etc.)
    Professionals skilled in traditional building and finishing techniques are hard to find and will often charge the premium for their skills.
